Agâra I is one of the first Circular Homes developments built in Torrelodones, on the edge of the protected Las Marías forest. The project, developed in collaboration with Burgos & Garrido, comprises 14 single-family homes with 4 and 5 bedrooms, in semi-detached and terraced typologies, featuring swimming pools, terraces, gardens, parking, and storage rooms. Its layout respects the natural topography and strengthens the relationship between home, landscape, and wellbeing.
A 55% reduction in carbon footprint and above-market returns
All Circular Homes projects are benchmarked against a baseline replicating a similar building constructed using conventional criteria and in compliance with regulatory requirements, including Spain’s Technical Building Code, thermal installations regulations, and low-voltage standards, among others.
Compared to this reference scenario, Agâra I reduces its total lifecycle carbon footprint by 55% and delivers an internal rate of return (IRR) exceeding 20% for investors.
Measuring real impact
To assess its environmental performance, Agâra I has been analyzed using Circular Capital’s proprietary platform, which integrates monitoring and verification tools to track the environmental performance of all Circular Homes projects.
The platform enables analysis of how each design and construction decision impacts the project, consistently measuring parameters such as carbon footprint, water usage, indoor environmental quality, and building resilience.
Within this framework, particular emphasis is placed on carbon footprint analysis, covering both embodied carbon (materials and construction) and operational carbon (energy consumption during use).
Agâra I and II: a growing model
Circular Homes is also developing Agâra II, a twin project in the same location, consolidating a model of healthy, efficient, and measurable housing, where circularity translates into a harmonious relationship between people and their environment.
Circular Capital continues to innovate through its integrated management strategy. The Circular Homes portfolio is already a solid option for investors seeking a positive impact alternative, with several projects underway in Madrid and Barcelona. Profitability and sustainability converge in a new real estate approach.
