The Teatre Principal in Barcelona has secured a financing package of nearly €43 million to complete its restoration and move forward with plans to reopen in autumn 2028. The deal brings together private capital and institutional funding, reinforcing the support of specialist investors for one of Barcelona’s most significant heritage, cultural, and urban regeneration projects.
The financing structure, with Garrigues and EY as global advisors, is based firstly on a €21.5 million capital increase. Of this amount, €14.5 million has been contributed by 11 business families, nine from Catalonia and two from the Levante region, in a transaction arranged by Banca March, which facilitated the entry of these investors into the project. Atir Hospitality, the developer behind the Teatre Principal, completed the capital increase with a further €7 million of its own funds, underlining its commitment to the restoration of this historic venue.
The transaction is completed with €21 million in senior financing provided by Buenavista Equity Partners through Buenavista NextGen Urbano, a vehicle managed by its Infrastructure division. The funding is intended to support the comprehensive restoration and revitalisation of the Teatre Principal, located on La Rambla, in Barcelona city centre.
This transaction marks the Teatre Principal as the seventh investment by Buenavista NextGen Urbano SICC, a vehicle established after Buenavista was appointed by the European Investment Bank as financial intermediary to manage €200 million from the Regional Resilience Fund of Funds (FRA, in Spanish). The FRA forms part of Spain’s Recovery, Transformation and Resilience Plan and is financed by NextGenerationEU.
The investment aligns with Buenavista NextGen Urbano’s strategy of supporting economically viable projects focused on urban regeneration, sustainable tourism, and the revitalisation of assets with an impact on the urban environment. The Teatre Principal brings together all these elements, combining the restoration of a historic building with the regeneration of the lower section of La Rambla, stimulating the local economy, and creating a new hub for cultural activity in the city.
The transaction demonstrates the confidence of both institutional investors and private wealth in a project of significant historical, cultural, and urban value. It highlights the project’s ability to attract capital committed to heritage restoration and the sustainable development of Barcelona.

Reopening expected for autumn 2028
The refurbishing works, which began earlier this year, are progressing according to schedule, with the aim of reopening the Teatre Principal in autumn 2028.
The project, led by Batlleiroig, involves the comprehensive restoration of the complex’s more than 10,000 square metres and the enhancement of its most significant historic spaces: the Teatre Principal, Teatro Latino, the former Jai Alai court, and the Venus Dome.
Upon completion of the restoration, the venue will offer a diverse cultural programme including theatre, musical theatre, live music, temporary exhibitions, and corporate events. This will help to strengthen the cultural ecosystem of La Rambla and return one of Barcelona’s most iconic performing arts spaces to the city
