The Valencia-based developer SFI Consulting strengthens its activity in freehold residential development with over 250 homes currently underway and presents the financial structuring of Edificio Verdana, a 38-unit residential project in the Patraix neighborhood of Valencia, in which Talenta Gestión participates as a strategic partner.

The operation consolidates the relationship between both companies, which began with Ruzafa Singular, a project now in its final phase with keys scheduled for delivery in the coming months, and has allowed the collaboration to extend to new developments. Far from one-off agreements, SFI Consulting operates a model based on recurring financial partnerships with partners who share prudence and long-term vision.

“We rely on partners like Talenta Gestión who understand the real estate cycle and with whom we can build stable relationships. The repetition of operations is not by chance; it is a direct consequence of that alignment,” says Javier Timoner, CEO of SFI Consulting.

Verdana: Product Aligned with Real Demand

Edificio Verdana exemplifies SFI Consulting’s approach to freehold housing: development in established urban locations, product aligned with demand, and controlled execution. The project, located in the Patraix neighborhood of Valencia, consists of 38 homes with 2 and 3 bedrooms and features a communal rooftop designed as an urban gathering space with views of the park and surrounding area.

Market response has been strong: since its launch, Verdana has already surpassed half of its reservations, confirming the appeal of the offering in one of Valencia’s most dynamic residential areas.

In the same area, SFI Consulting is developing Verdana Apartments, a project of 1- and 2-bedroom homes with a design that combines Mediterranean style with urban character, aimed at both end buyers and investors. Nearly all units have already been reserved, reinforcing the company’s strategic focus on Patraix.

Real Scale and Growth Model

Verdana is part of a context of sustained activity. SFI currently drives over 250 freehold homes in various stages of development and marketing, following a model based on selective growth, comprehensive project control, and financial discipline.

This volume reflects a model centered on selective growth, comprehensive project oversight, and financial discipline. Freehold residential development, integrated into the Living vertical, incorporates ESG criteria focusing on energy efficiency and sustainability. The process is also supported by digitalization at every stage, from analysis to post-sales, complemented by transparency and control throughout all project phases.

“Growth in volume is not our goal. What matters is developing projects that are well-structured, viable, and can be executed with guarantees. That is the model we pursue,” adds Timoner.

In addition to the Patraix projects, SFI Consulting develops other residential projects in Valencia and its metropolitan area, consolidating a diversified portfolio that combines contemporary design, quality of life, and locations with structural demand.

Overall, the company drives over 250 freehold homes in various stages of development, along with more than 500 social housing units under a cooperative model, reinforcing its commitment to a professional, responsible residential model focused on creating urban value.

“We do not just develop homes; we develop projects that are part of the city’s growth and make sense in the long term,” concludes Timoner.
