Renfe has completed the process to acquire the building located on Calle de la Retama in Madrid, known as “Faro” and close to the Méndez Álvaro station, after concluding the negotiation procedure and obtaining administrative authorization. This landmark transaction aims to strengthen the company’s strategy of modernising and optimising its corporate spaces and will be closed for an amount of 109 million euros.
The addition of the Faro Building responds to the need to provide Renfe professionals with a working environment suited to the company’s new phase of growth.
The relocation will allow services to be consolidated, foster collaboration between teams and enhance the employee experience in terms of comfort—an initiative that aligns with the annual arrival of more than one thousand new professionals and with a broader renewal of resources.
The acquisition of the Faro Building will make it possible to address staff relocation needs and meet the space requirements of Renfe’s own buildings on Avenida Ciudad de Barcelona and Paseo de las Delicias, which are not large enough to house employees and the training centre following the vacating of the Chamartín offices, known as “Las Caracolas”, which are part of the Madrid Nuevo Norte urban development project.
The acquisition of the Faro Building has emerged as the most favourable option, both for its economic impact and for the strategic value it brings to Renfe, which generally has a limited real estate portfolio.
It is estimated that the accumulated rental expenses in Madrid required to relocate the organisation—taking a 50-year horizon as the standard timeframe for a real estate investment—would amount to 230 million euros. In contrast, the acquisition of the Faro Building for 109 million euros represents amortisation-related savings of more than 100 million euros.
Authorization from the Directorate-General for State Assets
The process began last June, when the company that owns the property, Jaesure, a subsidiary of Ardian, invited Renfe to submit an offer for the building. After several stages of analysis, Renfe submitted a non-binding offer on 18 July to evaluate the asset’s technical, legal and economic conditions. The company also submitted the property file and the request for authorization to the Directorate-General for State Assets, an essential requirement for any acquisition by a public entity. Finally, following the authorization from the Directorate-General for State Assets, Renfe sent the binding offer to the seller.
The transaction is being processed in accordance with Article 116 of Law 33/2003 on Public Administration Assets and is justified by the property’s particular suitability, its strategic location, the limited supply of similar buildings available on the market, and the need to relocate staff from the Chamartín offices.
The acquisition of the Faro Building, located in a strategic area of Madrid, will allow Renfe to advance its plan for centralising services, as well as its energy efficiency and digitalisation strategy, with the aim of providing the company with a modern and sustainable space in a context of growth in the railway sector.
