Investment Funds: Three Strategic Verticals

1. Prime Residential

Quercus manages its fourth vehicle focused on residential assets in the best locations in Madrid, Barcelona and Lisbon.

The strategy includes:

  • Residential properties in prime districts such as Salamanca, Jerónimos and Justicia.
  • Conversion of office buildings into residential use.
  • Selective development along key corridors such as the A-1 and A-6.

The firm is committed to agile investment execution, proprietary co-investment and a strong focus on maximizing returns.

2. Life Science and Technological Innovation

With a €100 million vehicle, this vertical features a flagship project in Illumbe (San Sebastián), developed in partnership with Columbus Venture: a 64,000 sqm complex dedicated to laboratories, offices, GMP spaces and residential facilities.

The platform also has a presence in Madrid and Granada, positioning itself in one of Europe’s fastest-growing structural segments.

3. Retail Value-Add

Following a first €12 million vehicle currently in its divestment phase, Quercus is now raising a new €50 million fund focused on commercial areas in Madrid.
The objective is to invest in assets with repositioning potential and value creation opportunities.

Club Deals: Tailor-Made Transactions with Investors

In parallel, Quercus structures ad hoc transactions together with its investors across different asset classes.

Among the projects currently under development are:

  • 26 single-family homes in Loredo (Cantabria).
  • A BTR development of 14 apartments in Aravaca (Madrid).
  • A retail asset in central Madrid.

International Platform

The company has offices in Madrid and Miami, enabling it to channel investment flows in both directions: US and Latin American capital into Spain, and Spanish capital into the United States.
