Helios RE Socimi, S.A. (formerly Lar España Real Estate Socimi, S.A.U.), a company backed by Hines and Grupo Lar, has completed the sale of its assets in Txingudi (Irún) and Las Huertas (Palencia) for a total amount of approximately €40.5 million, subject to the customary adjustments in this type of real estate transaction.
The transaction, carried out “under market conditions, with the corresponding legal and financial advice, forms part of the Company’s strategy of portfolio rotation and asset optimization,” according to the statement submitted to BME Scaleup, the market where the company is listed.
Las Huertas Shopping Centre (Palencia)
Opened in 1989, Las Huertas Shopping Centre offers a gross leasable area of 6,265 sqm and houses a total of 25 retail units, including well-known brands such as Carrefour, Druni, Sprinter, and Vodafone. The property was fully owned by Lar España. Its catchment area extends to over 81,000 inhabitants, with a significant proportion of foot traffic (35%), thanks to its location in a mixed residential and commercial area. In addition, the centre enjoys excellent connectivity with the A-67 motorway, the main road linking Palencia and Valladolid.
Txingudi Shopping Centre (Irún)
Opened in 1997, Txingudi comprises 10,712 sqm of gross leasable area and hosts 35 tenants, including Alcampo, Decathlon, Kiwoko, and Norauto. Lar España also held 100% ownership of this asset. Its catchment area covers over 100,000 inhabitants, with a strong cross-border customer base: 40% of visitors come from France, with an above-average spend per purchase. The complex occupies a prime location near San Sebastián Airport, with direct access to the French border and to the nearby cities of Irún and San Sebastián.
