Healthcare Activos is pleased to announce another two transformative acquisitions which further strengthen its position in Europe with the signing of binding agreements to acquire 4 new assets in Germany and Belgium.
The acquisition in the Stuttgart area, located in the municipality of Erdmannhausen, represents Healthcare Activos entry into the German market, the largest healthcare market in Europe and a key long-term priority for the firm. It also represents the third new country entered during 2024, after completing the first transactions in France and Ireland earlier this year. The asset is a newly developed future-proof nursing home and assisted living facility with 88 individual rooms and 31 apartments, with a very high energy efficiency level (EPC A) and it is operated by the largest elderly care operator in Europe.
The investment in Belgium builds on Healthcare Activos existing presence in the country, bringing assets under management from 8 to 11 assets valued at more than €200 million. Located in the Flemish municipalities of Herentals, Rijkevorsel, and Rumbeke, the three prime assets operated by Armonea (Colisée Group) have a total of 365 beds and service a total population of more than 300,000 inhabitants. The assets will be subject to an investment plan to significantly improve the carbon footprint and environmental sustainability in line with Healthcare Activos' ESG fundamentals.
These transactions, with a combined value of approximately €80 million, are fully aligned with Healthcare Activos' investment principles: sustainable rents in long triple net leases with fixed rent indexed to inflation, high share of single rooms, sectorization of living areas to favour high standards of quality care and a clear commitment to ESG sustainability policies, in line with its Social Framework certified by Moody's in July 2023 with a Very Good rating.
The investments announced represent the fourth and fifth acquisition by Healthcare Activos Yield 2, the new investment vehicle created in partnership with a global consortium of institutional investors to invest in healthcare assets across key European markets including Germany, France, Belgium, Spain, Ireland, Italy and Portugal. Healthcare Activos Yield 2, the fourth investment vehicle established by Healthcare Activos since it was founded in 2016, will employ the same long-term, operator-driven business model utilized by its previous healthcare real estate platforms, with more than €650 million available for investment in European markets in the coming years.
