BDO has advised Ibervalles on the acquisition of the Novotel Valencia Lavant hotel, a four-star hospitality asset valued at €85 million. BDO’s Deal Advisory team supported the buyer in the financial due diligence of the transaction.

Novotel Valencia Lavant features 370 rooms and is located in one of the most dynamic areas of the city of Valencia, within the Nuevo Centro shopping mall, the first shopping centre built in the city. The hotel operates under the Accor franchise.

The asset was acquired from Pictet Alternative Advisors, the alternative investments division of the Swiss group Pictet, which was advised by CBRE on the transaction.

In addition, Odissey Hotel Group—ActivumSG’s white-label hotel management platform—has signed a lease agreement with Ibervalles to operate the hotel. Odissey currently manages a portfolio of 30 hotels operated under different brands, and this is its second property in Spain following Labtwntytwo Barcelona. The company is led by Gonzalo Carpintero Navarro.

Ibervalles noted that the acquisition forms part of the company’s strategic roadmap, aimed at building a portfolio of well-located hotels operated by leading international brands. With this transaction, Ibervalles adds its first hotel asset in Valencia and strengthens its presence in high-demand hospitality markets such as Madrid, Cascais and now Valencia. In recent weeks, the SOCIMI also completed the acquisition of the luxury Cascais Miragem hotel on the Portuguese Riviera and is progressing with the development of a five-star hotel near the Santiago Bernabéu stadium, designed by Danish architect Bjarke Ingels (BIG).

Marisol Gallego, Investment Director at Ibervalles, highlighted that “Valencia is a strategic market due to its stability and its balanced mix of leisure tourism, corporate demand and major events.” She added that “this acquisition is part of a plan we defined more than a year ago to create a high-quality hotel portfolio, with well-located assets, managed by top-tier operators and with very attractive long-term potential.”

Looking ahead, Ibervalles plans to enhance the hotel’s commercial positioning through a marketing strategy focused on corporate events, conferences and long-stay tourism, with the aim of increasing profitability and occupancy levels.

In addition to its accommodation offering, Novotel Valencia Lavant stands out for having the largest panoramic rooftop terrace in the city, including a swimming pool, as well as a ground-floor restaurant operated by Grupo Papúa.
