Bankinter Investment SGEIC, the alternative investment manager of Bankinter Investment, Bankinter’s investment banking subsidiary, and Sonae Sierra, an international leader in the real estate sector, announce the acquisition of Torre Oriente, located next to Centro Colombo in Lisbon. The completion of the transaction is subject to approval by the Portuguese Competition Authority.

The deal involves the creation of a Real Estate Investment and Management Company (SIGI), called Oriente Business Tower, which will acquire the iconic office building. Its shareholders will include Bankinter Investment Inversión Alternativa I, FCR (one of the private equity funds managed by Bankinter Investment SGEIC), Sonae Sierra, and a group of investors who are private banking clients in Portugal and Spain, respectively.

This transaction provides access to a long-term, large-scale investment in a secure and resilient asset.

Torre Oriente Building

With a total gross area of 27,600 m² spread over 14 floors, Torre Oriente is part of the Torres Colombo office complex. The building stands out for its flexible spaces, high energy efficiency, LEED certification (Leadership in Energy and Environmental Design), and a range of unique amenities that reflect a commitment to sustainability and occupant well-being.

Its prime location, next to Centro Colombo—one of Europe’s leading shopping centers—offers exceptional convenience to users, combining direct access to major roads and public transport with proximity to a wide range of retail and services.

Torre Oriente has an occupancy rate close to 100% and a diversified tenant portfolio that has demonstrated commitment over the years, either through long-term tenancy or long-term contracts.

Once the transaction is completed, Oriente Business Tower SIGI S.A. will become the thirtieth investment vehicle launched by Bankinter Investment over the past nine years, adding to the successful track record of its predecessors, and the seventh investment vehicle created in partnership between Bankinter Investment and Sonae Sierra, replicating the successful models of ORES Portugal, Atrium SIGI, and others.

Through this operation, Bankinter continues its strategy of creating investment alternatives as a value proposition for its private banking and institutional clients, investing in sectors of the real economy and assets selected for their growth potential. For this purpose, Bankinter always seeks the best professional manager for each type of investment, who also invests alongside Bankinter Investment in the vehicle, demonstrating clear alignment of interests.

This acquisition also reflects Sonae Sierra’s ability to proactively identify and generate unique investment opportunities, as well as to apply its expertise in active real estate asset management to create and maximize economic and sustainable value for investors.
