Atitlan Desarrollos Inmobiliarios (ATDI), a subsidiary of ATITLAN, and Caledonian, one of the leading developers in the premium segment, have announced a strategic alliance. The first project arising from this collaboration will be The St. Regis Residences – Casares – Costa del Sol, located in the exclusive Finca Cortesin enclave.
With an estimated investment exceeding €120 million, this development is part of the growing market of “branded residences,” homes managed by luxury hotel brands, and marks ATDI’s debut in this segment. The project is carried out in partnership with Marriott International, owner of the St. Regis brand, and is supported by the U.S. fund Harbert Management Corporation (HMC).

Agustín Pérez, CEO of ATDI, emphasizes that the collaboration “opens the door to a sector with great potential in Spain, alongside experienced partners and globally recognized brands.”
An exclusive project in a privileged setting
The complex will feature 46 unique residences spread across nine buildings, with designs by renowned international names such as Marcio Kogan and Suzana Glogowski (Studio MK27), interior designer Lázaro Rosa-Violán, and landscape architect Isabel Duprat. The homes are distinguished by their spacious interiors, with living rooms of up to 90 m², as well as a central 1,200 m² building housing a spa, indoor pool, gym, library, bar, cinema, and social lounges.
One of the project’s standout features is the inclusion of the legendary St. Regis Signature Butler Service, offering owners a complete hotel experience with personalized 24/7 attention.
The first phase, including four residential buildings and common areas, is scheduled for completion in Q1 2028, while the second phase will be delivered in Q2 2029.
Commercial success and international reach
Since the opening of its Sales Gallery in April, 25% of the residences have already been sold, reflecting strong interest from international buyers in this exclusive product. The St. Regis Residences – Casares joins other flagship projects of the brand in Europe, such as Mallorca, Rome, Florence, and Belgrade, consolidating Marriott’s expansion across the continent.
Through this alliance, ATDI and Caledonian aim to establish a new category of prime residential living in Spain, combining architectural excellence, five-star services, and top-tier operational management. This venture sets the stage for future developments under the same formula, with luxury, design, and innovation as its core pillars.
