Aliseda, backed by Blackstone, has completed the sale of a residential land parcel in Los Berrocales to developer Aurora Homes in a transaction valued at €21 million. The deal will enable the development of 300 affordable homes in one of the main expansion areas in southeastern Madrid.

The agreement includes the transfer of more than 25,000 square meters of residential land located in phases 2 and 6 of this new urban development. On this site, Aurora Homes plans to build a residential project with an estimated total investment of €100 million, further strengthening its growth strategy in affordable housing across the Madrid region.

According to the planned timeline, construction is expected to begin in 2028, with handovers scheduled from 2030 onwards. The development will be designed in line with sustainability and energy efficiency standards, with a strong focus on high-quality communal areas and addressing the growing demand for affordable housing in the Madrid market.

Aurora Homes CEO Ignacio Moreno highlighted the strategic importance of the transaction: “This acquisition represents a key milestone in our medium-term strategic plan, as it allows us to develop a significant volume of affordable housing in a location with strong growth prospects in Madrid. It also reinforces our commitment to delivering new-build affordable housing with an efficient and high-quality residential model.”

The transaction also includes a collaboration agreement under which Aliseda will be responsible for marketing the 300 homes through its new-build platform Excent. Aliseda CEO Eduard Mendiluce stated: “This operation demonstrates Aliseda’s ability to identify value opportunities in the residential market and to support our clients throughout the entire real estate cycle. Marketing these homes through Excent will allow us to provide the project with a differentiated platform and extensive reach to end customers.”

The company emphasizes that this transaction strengthens its position as a strategic partner for developers and investors across all stages of the real estate value chain. Over the past ten months, Aliseda has managed real estate opportunities worth more than €2.5 billion for over 170 clients, consolidating its role as one of the leading land commercialization players in Spain, with activity spanning residential, industrial, commercial, and hospitality assets.

Meanwhile, Aurora Homes continues to expand its development pipeline in the Madrid region, with more than 1,600 homes under development over the coming years. In addition to Los Berrocales, the company is active in other major growth areas such as Nuevo Brunete, Los Cerros, and El Escorial, reinforcing its commitment to affordable housing in large-scale urban expansion projects.

The transaction between Aliseda and Aurora Homes takes place amid strong pressure on residential land availability and rising price tensions, where affordable housing development has become one of the key priorities for the Madrid real estate sector.
