After consolidating its position as one of Spain’s leading pre-seed fund managers and surpassing €130 million in assets under management, 4Founders Capital takes a further step in its growth with the launch of 4Founders Capital Hospitality, its first fund specialized in hotel real estate, marking its entry into the hospitality sector. The new vehicle will have an investment capacity of €60 million, a six-year term, and has already received approval from the CNMV, where it is registered under number 239.
The launch of this fund represents a new milestone in the development of the firm, which has built its positioning on a solid investor base comprising family offices, high-net-worth individuals, entrepreneurs, and institutional investors, including the European Investment Fund (EIF), CDTI, ICO, and ICF. The fund has generated strong interest in a very short period of time, has attracted a robust investor base, and plans to complete a first close this January, while executing the initial transactions already committed.
Specifically, 4Founders Capital Hospitality plans to invest in approximately 15 hotels located in prime areas of Tier 2 cities with strong tourism appeal, outside the main, already saturated markets. The strategy is based on a structural opportunity in the Spanish hotel market, where a significant portion of the hotel stock still attracts limited investment, allowing access to assets with attractive entry prices, high occupancy rates, and recurring cash flow generation.
The fund’s objective is to combine operational returns from hotel activity with real estate value creation, driven by the digitalization of hotel management. Returns will be generated both through dividends from hotel operations and through the divestment of hotel assets over a three- to four-year horizon. The fund targets an IRR per transaction of around 18% and a net IRR for investors above 12%, clearly above the average returns of traditional real estate assets.
To lead this new vehicle, Enrique Domínguez, founder of GaiaRooms, joins the project as Head of Investment Strategy. GaiaRooms is Spain’s leading operator in the long-tail hotel segment, with more than 100 hotels and over 1,500 rooms under management, operating under a model based on the full digitalization of assets, enabling remote hotel operations, cost optimization, and revenue maximization while maintaining quality standards comparable to three- and four-star hotels.
With this launch, 4Founders Capital expands its investment scope, transferring its expertise in active management, technology, and value creation to a sector with solid fundamentals and strong return potential, reinforcing its position as a diversified investment platform aligned with investor interests.
