Hines has taken a strategic step with the acquisition of a student residence under construction in Porto, through Hines European Property Partners (HEPP). This transaction marks its entry into the Portuguese market, expanding its presence to 15 European countries and reinforcing its commitment to the living sector.

The asset, which will have 573 beds and more than 19,000 square metres, is scheduled to open for the 2026-2027 academic year and will be operated by aparto Student, Hines' international student residence management platform.

Located on the Asprela university campus, the project responds to a growing demand for accommodation in a market with limited supply and high growth potential.

Vanessa Gelado, Senior Managing Director and Head of Hines in Spain and Portugal: ‘This transaction marks a very important milestone for Hines. Porto is one of the most strategic markets for the PBSA sector in the Iberian Peninsula, backed by a strong macroeconomic base.

Hines was advised by JLL, Morais Leitão, ARCADIS and EY.
