Cuatrecasas has advised Creand Asset Management, the Spanish asset management arm of the Creand group, on the launch of OX Renew Living FCRE, a new real estate investment fund focused on the development of affordable rental housing in Spain. OM Live Real Estate, an investment and investment management firm, will advise the fund through a platform based on Big Data and Artificial Intelligence.
The projects will primarily be developed under the Limited-Price Protected Housing (VPPL) model, a scheme that will help expand the stock of affordable rental housing and contribute to urban regeneration and energy efficiency improvements in the areas where the developments are located.
This launch, which marks Creand Asset Management’s entry into the real estate investment sector, is part of the asset manager’s strategic commitment to strengthening and expanding its specialized product offering, with the aim of providing investors with alternatives that deliver added value and portfolio diversification.
Investment horizon
The target size of the OX Renew Living FCRE fund is €25 million, with an approximate investment horizon of five years. The vehicle combines financial returns with social and environmental impact, integrating ESG criteria across the entire investment cycle: from project design and construction to rental operation, with particular attention to energy efficiency, sustainability, and access to housing at affordable prices.
The Cuatrecasas team advising on the transaction included Jorge Canta and Francisco Sánchez Cuéllar from the Fund Formation group, and Paz Irazusta and Miguel Ángel Orozco from Fund Formation Tax
