Following the initial announcement in April, Colonial and Stoneshield Capital have received all the necessary authorizations and have formalized the official launch of their joint management company to promote and develop this pan-European platform dedicated to the Science & Innovation real estate sector.
The partnership combines Colonial’s experience and strong track record in providing services to Europe’s leading corporate tenants and successfully executing long-term investments in prime locations, with Stoneshield’s expertise in scaling operational real estate asset platforms and leading value creation through asset transformation.

This initiative responds to the shortage of suitable assets in Europe and represents an opportunity to deliver attractive returns to our shareholders. It is supported by an expected net IRR above 15%, along with a positive impact on EPS and Net Tangible Assets (NTA) both in the short and long term,” explains Pere Viñolas, CEO of Colonial.

As part of this agreement, Colonial will allocate €200M to Deeplabs, the leading Science & Innovation platform in the Spanish market. Deeplabs manages 138,000 sqm of workspaces and technical facilities across three S&I campuses in Barcelona and Madrid, with a diversified, high-quality tenant base.
European roadmap
The joint platform aims to become a European leader in strategic locations such as Paris, Cambridge, Amsterdam, Berlin, Munich, and Lisbon, with a medium-term goal of exceeding €2.4 billion in assets under management.
In the short term, both parties plan to double the initial size of the platform through new joint investments and the activation of a selective pipeline of opportunities in Europe’s main hubs. These investments will be backed by long-term, inflation-protected lease agreements with leading companies that require specialized facilities. The expected net IRR is above 15%, with a positive effect on EPS and NTA both in the short and long term.
