AX Partners, one of Spain's leading private real estate investment firms, today announced the launch of AX Partners Private Credit Real Estate, a European private credit strategy focused on providing senior secured financing for institutional-quality real estate assets across Europe's most established markets.
The strategy provides private investors with access to the European real estate private credit market, an asset class traditionally reserved for institutional investors. Through a diversified portfolio of senior secured real estate loans, the fund targets recurring annual net returns of 7%–8% through either distribution or accumulation share classes. Structured as a Luxembourg RAIF-SICAR and supervised by the CSSF, the vehicle has been designed as a closed-ended fund with liquidity windows every three years and has been optimised for family offices, holding companies and long-term investors. The majority of the fund's initial commitments have already been secured. During its first investment year, the fund expects to deploy up to €200 million across senior real estate financing transactions in Europe's core markets, including Spain, Portugal, France, the United Kingdom and Germany. The investment strategy will focus on institutional-quality commercial, office, hospitality and residential assets, including selected development financing opportunities supported by high-quality collateral.
The strategy is being developed through a joint venture with a leading pan-European institutional real estate private credit manager, whose identity will be announced later this year. The partnership combines AX Partners' sourcing capabilities, local market expertise and private investor network with the extensive experience of a leading European credit platform specialising in structured real estate finance.
The launch of Private Credit Real Estate marks another milestone in AX Partners' evolution as one of Spain's leading private real estate investment firms. The new strategy further expands the firm's ability to provide private investors with institutional-quality investment opportunities while generating stable, recurring income through a highly defensive asset class. AX Partners expects Private Credit Real Estate to become one of the firm's flagship investment verticals over the coming five years, with a target deployment of more than €500 million across European real estate credit investments.
