The Palatino Residencial alternative investment vehicle, driven by Bankinter Investment, the bank’s asset management company dedicated to alternative investments, and VÍA ÁGORA as the managing partner, takes another step toward its goal of providing real solutions to the rental housing deficit in the city of Madrid. After acquiring two turnkey residential buildings in the Madrid neighborhood of Valdebebas between June and July, the vehicle will develop a total of 565 rental homes below market price, under the VPPL (Protected Price Rental Housing) scheme.

The properties are located in a strategic, well-connected area, just minutes from Madrid-Barajas Adolfo Suárez Airport, surrounded by wide avenues, green spaces, sports facilities, and leisure areas. The project reinforces the commitment to affordable housing in high-quality urban environments.

The residential complexes will have a built area of 47,311 square meters and will feature amenities such as a gym, multipurpose room, and landscaped areas. They are currently in the process of obtaining the necessary permits to start construction, expected to begin next January, with handover of the units estimated for the first half of 2028.

Additionally, the company has acquired and is finalizing the marketing of its first two affordable housing buildings in the southern districts of the capital, Villaverde (Parque Central de Ingenieros) and Usera (Orcasitas).

These developments, totaling 181 homes, are part of Lot 3 of the Madrid City Council Housing Plan, which includes two additional developments with 244 homes, expected to be delivered this month in Arganzuela and Adelfas. The 425 homes that make up Lot 3 have been developed by VÍA ÁGORA.

Palatino also participates in Lots 4 and 5 of this public-private initiative, aimed at facilitating access to housing in a city with a growing rental housing deficit.

Lot 4 comprises 452 homes across five developments, promoted by Pecsa Avintia, with delivery expected in the first half of 2026. Lot 5 includes 434 units, also across five developments, promoted by Culmia, with completion also expected in the first half of 2026.

A total of 1,876 affordable rental homes in Madrid

Overall, Palatino will bring 1,876 affordable rental homes to the Madrid market.

In addition to the affordable rental assets, there are 374 market-price homes in the Madnum complex, located in the Méndez Álvaro area of Madrid, which has seen remarkable development in recent years and has become one of the most sought-after residential areas in the capital. With these projects, Palatino’s portfolio totals 2,250 homes.

Palatino Residencial was established in 2023 as a public limited company (S.A.) and may adopt the legal form of a REIT (Socimi) in the future. The alternative investment vehicle follows the model of the 27 other vehicles launched by Bankinter Investment with different managing partners across various sectors: the bank and the partner invest in the vehicle alongside high-net-worth Bankinter clients who wish to participate. It represents a long-term investment option in tangible real economy assets.

In this vehicle, VÍA ÁGORA is the managing partner. This developer has over 40 years of experience in the real estate sector and was founded by its president, Juan Antonio Gómez-Pintado. Palatino continues to explore the market for opportunities to expand its rental housing portfolio, with a focus on the Madrid region, although it may invest in other autonomous communities. The vehicle has an expected lifespan of ten years, during which additional investment opportunities will be identified.
