Dunas Capital Real Estate (DCRE), the independent real estate asset management platform of Dunas Capital Group, has successfully closed a structured refinancing transaction worth €56 million with Invesco Real Estate, formalized through a long-term financing agreement secured by a state-of-the-art logistics platform located in Chiloeches (Guadalajara).

The new structure fully replaces the existing debt, optimizing the vehicle’s financial structure and aligning it with the asset’s current mature profile, while providing long-term financial stability.

The financing transaction was advised by Dunas Capital Debt, the specialized financial advisory unit of Dunas Capital Group. CBRE and Barrilero also participated as advisors in the transaction.

The Chiloeches logistics platform: a state-of-the-art asset in the Henares Corridor

The asset subject to the refinancing is a state-of-the-art logistics platform located in Chiloeches (Guadalajara), developed by Dunas Capital Real Estate for Ontime. The property comprises nearly 50,000 sqm of built area on a plot of 84,500 sqm and is strategically located in the Henares Corridor, with direct access to the A-2 motorway, one of the main logistics corridors of the Iberian Peninsula.

The asset specializes in temperature-controlled logistics for the pharmaceutical industry and features an advanced thermal control system that includes storage chambers operating at different temperature ranges. Approximately 69% of the space is dedicated to cold storage, and the facilities also include around 1,350 sqm of office space and 124 parking spaces equipped with electric vehicle charging points.

The project has been developed in accordance with the highest standards of sustainability and energy efficiency, having obtained the BREEAM® Spain Excellent certification, reinforcing Dunas Capital Real Estate’s commitment to developing high-quality real estate assets aligned with current market standards. The property is fully leased to Ontime.
